Terms of Service

1. The service

CabinLedger is a revenue and occupancy analytics tool for owners and hosts of cabins, vacation rentals, and similar short-term rental properties. You log the bookings you have already received (from Airbnb, Vrbo, direct, or any other source) and we generate dashboards, metrics, and benchmarks so you can see how your properties are performing.

What CabinLedger is not: we are not a channel manager. We do not connect to Airbnb, Vrbo, or other platforms to pull in your bookings or push updates, and we do not set prices for you. Any revenue, occupancy, or ADR figure shown in the app is calculated from the data you enter and is an estimate, not a guarantee.

2. Accounts

To use the paid features of CabinLedger you need an account. You're responsible for your password, for the accuracy of the information you provide at signup, and for everything that happens under your account. If you suspect someone else has access to your account, change your password and email us.

You must be at least 18 years old and able to enter a binding contract in your jurisdiction to use a paid account.

3. Acceptable use

You agree not to:

• Reverse-engineer, decompile, or otherwise attempt to extract source code from the Service.
• Use the Service to harass, abuse, or harm another person, or to send unsolicited communications to other users.
• Upload content that infringes someone else's intellectual property or privacy rights.
• Try to disrupt the Service, probe it for vulnerabilities, or bypass rate limits.
• Use the Service for any unlawful purpose or in violation of these terms.

4. No professional advice

Cabins, vacation rentals, and short-term rentals are serious financial decisions. The dashboards, metrics, benchmarks, and revenue estimates the Service produces are estimates based on the data you enter. They are not tax advice, accounting advice, real-estate advice, or a forecast of actual results.

Before making major pricing, investment, or tax decisions, talk to a qualified professional in your jurisdiction.

5. Paid plans and billing

CabinLedger offers a free tier (up to 1 property) and paid tiers that unlock additional properties and features. Pricing for paid tiers is shown on our pricing page and may change from time to time.

Paid plans are billed through our payments processor, Stripe. When you sign up for a paid plan, you provide payment details directly to Stripe (or to Polsia's Stripe billing module, which sits on top of Stripe). CabinLedger never sees or stores your full card number.

• Paid plans recurring: monthly or yearly, depending on what you pick.
• Charges recur automatically until you cancel.
• If we change the price of your plan, we'll give you at least 30 days' notice by email before the change takes effect on your next renewal.
• Currency is shown at checkout. Stripe will display charges in your card's currency where supported.

6. Cancellation and refunds

You can cancel your subscription at any time from your account settings. Cancellation is self-service — no email request needed.

• When you cancel, your subscription remains active until the end of the period you've already paid for, then it ends.
• We do not offer prorated refunds for partial periods, and we do not refund for unused time.
• If a charge was made in error (duplicate charge, wrong plan, etc.), email support@cabinledger.com within 30 days and we'll reverse it.
• Downgrading to the free tier is treated as a cancellation of the paid portion of your account.

7. Termination

You may terminate your account at any time from account settings. Termination deletes your account, properties, and bookings immediately and permanently, except for billing records Stripe retains.

We may suspend or terminate your account if you materially breach these terms (for example, by abusing the Service or using it to harm other users). Where reasonable, we will try to warn you before suspension.

8. Intellectual property

We own the Service. The brand name CabinLedger, the product, the dashboards, the code, and the visual design are ours. You may not copy, redistribute, or resell any of it without our written permission.

You own your data. The booking records, property details, and notes you enter remain yours. We keep them only as long as your account is active so we can show you dashboards; you can export (CSV) and delete them at any time.

9. Service availability

We work hard to keep CabinLedger available, but we do not guarantee that the Service will be uninterrupted or error-free. Scheduled maintenance, emergencies, and circumstances outside our control may cause downtime. Where possible, we will announce planned maintenance in advance.

10. Disclaimers and limitation of liability

To the fullest extent permitted by law, the Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the fullest extent permitted by law, CabinLedger and its operators will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenues, data, or business opportunity, arising out of or related to your use of the Service. Where liability cannot be excluded, our total liability to you for any claim arising under these terms is limited to the amount you paid us in the 12 months before the claim.

11. Governing law

These terms are governed by the laws of the State of [your state], USA, without regard to its conflict-of-laws rules. If any provision of these terms is held unenforceable, the remaining provisions remain in full force and effect.

12. Changes to these terms

If we make material changes to these terms, we will update the "Effective date" at the top of this page and email active users at least 14 days before the changes take effect, except where a shorter notice period is required by law.
